Prestige City mein amenities ka real scene kya hai? Main Dubai se dekh raha hoon, site visit possible nahi. Brochures mein clubhouse, sports facilities sab amazing lagte hain. Par construction quality kaisi hai actually? Kya yeh amenities long-term mein maintain hote hain ya bas show-off hai? Investors ke liye, kya yeh sab resale ya rental value badhate hain? Ya sirf high maintenance charges add karte hain? Koi experience share karo please.

Agreed with U7. Builders oversell amenities. Focus on location, connectivity, and basic build quality. Baaki sab secondary hai.

Tenants care about a decent gym or a small park, but not a lavish clubhouse that adds ₹5000+ to maintenance. The high maintenance charges often eat into your rental income, making it less attractive for investors.
Guys, I actually visited the site last year, and the plans for the clubhouse and sports complex looked genuinely good, not just paper pe. They even showed us the RERA number: PR/200821/004260, which gave some confidence. But my main worry is the possession date, which is December 2024. Builders often delay, and a delay means more EMI without actually moving in. Has anyone heard if they're on track?
U3, possession dates are a huge concern. My friend booked a flat in Aavalahalli two years ago, promised amenities were fantastic – but after possession, maintaining them became a nightmare. The builder handed over the maintenance to an RWA that charges exorbitant fees, and half the facilities are either broken or rarely used. Just be careful, sometimes the 'amazing' amenities become a burden.
