posted on 6 MayPrestige City buyers, what's the real carpet area story?
Been looking for 8 months now and it's getting exhausting. I work in real estate, so I know the super area vs carpet area games builders play. But Prestige City mein carpet area efficiency ne seriously confuse kiya hai. Brochure mein jo numbers dikhate hain, aur jo actual flat mein lagta hai, bahut farak hai. Matlab, usable space 2BHK ke liye kaafi chhota lag raha for almost ₹80L. Anyone else feel this after possession, ya sirf mujhe hi lag raha? Kya actual residents apni experience share kar sakte hain layout practicality pe? Aur maintenance charges ka kya scene hai? Builders kuch aur bolte hain, but actual monthly bill kitna aata hai? Need the real picture, no marketing spin please.

Okay, so it seems like the carpet area concern is valid, and maintenance charges are always a wildcard. Given the possession date is 2024-12-01, many units are still under construction. While Prestige is a big name, even they have their issues. It's a tough call for first-time buyers like us. On one hand, good location and amenities, on the other, space and cost worries. Has anyone who has visited recently noticed any construction delays? And for those who have booked, what made you finally decide to go ahead despite these concerns?
My friend booked a flat in Akshayanagar a couple of years back, and they faced the same issue. What's shown in the brochure is often super built-up area, not carpet. Always ask for the RERA carpet area certificate before booking. It's a huge difference for first-time buyers on a tight budget.
This carpet area issue is critical. For a project like Prestige City with RERA number PR/200821/004260, they *have* to declare accurate carpet areas. Has anyone who has booked a 2BHK or 3BHK actually received the final area details? And what about the maintenance charges? The post says builders *say* something, but what's the *actual* monthly outgo for a 2BHK? I heard it's ₹4-5 per sqft, but for a 3000-unit project, it could be less due to scale. Need real numbers from current owners, please.
I understand the carpet area concern, but Prestige City is a huge project with amazing amenities. The location near Sarjapur Road is also a big plus for future appreciation. Plus, it's Prestige, so quality is generally good. Maybe the efficient layout makes it *feel* smaller but is actually well-utilized?
Sahi baat hai, amenities ka kya karenge agar ghar chhota lage? Plus, current market mein interest rates bhi high hain, so every square foot counts. Are the maintenance charges negotiable at all?
Amenities sab dikhawa hai. Usable space pe focus karo.
Quality is good, but 'generally' is the keyword. My cousin bought in a different Prestige project 3 years ago and faced delays, and then the maintenance charges shot up after the first year. They initially quoted ₹3.5/sqft but now it's ₹5. Even the amenities take time to become fully functional. So, future appreciation is there, but be prepared for hidden costs and potential compromises on space. I'm also looking at Aavalahalli and finding similar issues with other builders.
Totally agree with the OP! I visited Prestige City last month and felt the exact same way. The 2BHKs feel really cramped for the price point, especially when they quote ₹80L+. Brochure numbers vs. actual feel is a huge disconnect. I'm also a first-time buyer and this carpet area thing is stressing me out. How can we trust these numbers?
Exactly! I'm looking at a 3BHK in Adigara Kallahalli, and even there, the carpet area feels less. Did anyone measure their actual carpet area post-possession? Is it matching what RERA says?
Haan bhai, same experience. Lagta hai sirf marketing hype hai.
