Prestige City carpet area feels really small

Did a site visit to Prestige City last Saturday and honestly, its model apartment looked great. Fed up of renting, landlord raised rent again, so finally taking the plunge. But yaar, I noticed the carpet area vs super built-up difference feels huge. Builder sales rep ne bola 3BHK 1600 sqft hai, par andar se chhota laga. Is this normal for Prestige projects? Like, actual usable space kitna milta hai after possession? Not sure if it's genuinely good for daily living or just good on paper. Hope this helps someone check this detail.
