Prestige City investors: What's the real ROI story?

Prestige City — I'm looking at a 2BHK there for investment, based in Dubai, so can't do a site inspection myself. My main concern is pure ROI. Pre-launch prices were attractive, but what's the capital appreciation been like since then? Is there significant upside left at current ~₹1.2 Cr pricing? I'm worried about the resale market liquidity too. Need to ensure I can offload it without hassle in 5-7 years. What's the investor-to-end-user ratio like? Don't want a ghost society vibe affecting rental yields or future sale prices. Any ground truth from owners or those tracking it closely would be super helpful. What does the community think?
