Prestige City power backup claims are always misleading
₹1.5 crore for a 3BHK in Prestige City seems high, but I'm based in Dubai and can't do site visits easily. Looking for an investment property, so rental income and tenant satisfaction are super important for me. Builders toh 100% power backup ka promise karte hain, but kya woh actually full flat backup hota hai ya sirf common areas mein? Meri ek friend ne bataya ki uske flat mein sirf ek light chalti hai during power cuts. Aur water supply ka kya scene hai? Bangalore mein paani ka issue sunte rehte hain. Prestige City mein water tank capacity kaisi hai, tanker pe depend karna padta hai kya? I need to ensure tenants don't face daily hassles, warna rental income affected hoga. Property manager hire karna padega, but basic issues toh resolve hone chahiye. Kya lagta hai, in points pe Prestige City kaisa perform karta hai?

To be fair, Prestige has a decent track record, but these issues (power, water) are common across Bangalore, not just one builder. For ₹1.5 Cr, you must hire a local property consultant to do proper due diligence. Site visits toh mandatory hain. Rental income tabhi aayega jab tenants happy honge, aur uske liye basic amenities solid honi chahiye. Plus, current rental yields in Bangalore are not that great, so factor that in your investment calculation.
Totally agree with the consultant point. So, did you invest in Prestige City eventually, or dropped the plan after all these concerns?
U9, maintenance charges for Prestige projects are usually around ₹5-6 per sqft, but expect it to go up within a year or two of possession. And you're right, a local consultant is key, especially when you're not physically present. Builders ki baaton pe bharosa karna mushkil hai.
Sab builders ka yahi haal hai, promises are just on paper. Investor ho toh double check karna padega.
My personal experience with power backup in a different project was a nightmare. They promised 100% DG backup but it was only for common areas and one light point. Make sure to get the wiring plan for your specific flat and check what's covered. Builders always mislead on this.
Exactly! And considering the possession date is end of 2025, there's always a risk of delays. Current market conditions, material costs increase, sab builders ka excuse hota hai. What about the maintenance charges for Prestige City? Have you checked that?
Bilkul, wiring plan check karna must hai. Builder bolte kuch aur hain, dete kuch aur.
True, the price is high, but it's Prestige, so brand value toh hai. Plus, the RERA number PRM/KA/RERA/1251/307/PR/200822/005187 shows it's legitimate and possession is by 2025-12-31. My cousin booked in another project near Bannerghatta Road fringes, unko bhi power backup mein bahut issue hua tha, sirf ek light aur fan chalta tha. Aapka yeh Prestige City exactly kis area mein hai, main road se kitna andar hai?
Sahi kaha, power backup ka toh sabka same experience hai. Mera friend ka Baiyappanahalli mein flat hai, wahan bhi yehi haal hai. Builder ne bola tha full backup, but it's a joke.
U2, it's actually on Sarjapur Road, thoda Attibele outskirts ki taraf. Us area mein water supply ka problem bahut common hai, tankers pe depend karna padta hai. For ₹1.5 Cr, you need to be very sure about these basics, especially if it's for rental income. Tenants will move out fast if they face daily hassles.
Yaar, ₹1.5 Cr for a 3BHK in Prestige City does sound steep, especially for an investment property. Power backup ka issue toh har naye project mein hota hai. Builders promise full backup but it's usually just a few points. Water supply ka concern bhi valid hai, Bangalore mein paani ki problem real hai, especially in newer development areas.
