Bhai, Encumbrance Certificate toh absolutely crucial hai! Don't even think of booking without it. It tells you if there are any existing loans or legal claims on the property. For Prestige, given they're established since 1986, their RERA details should be easily available on the Karnataka RERA website. Just search by project name or builder. Red flag number one: if they hesitate to share documents immediately or try to rush your decision.
