Prestige City's 'world-class' amenities are just marketing fluff, right?

Okay I'll be honest — I completely underestimated how confusing this process is. Looking at Prestige City, the brochures show amazing amenities. My parents keep saying promised vs. delivered can be totally different. Are the clubhouses and kids' play areas actually usable? Or do they become ghost facilities after a year? Worried about paying for things not practical daily. Any experiences here?
