Looking for opinions on Prestige Dew Drops – this video I watched makes it seem super premium with that 'smart green life' vibe. It talks about sprawling acres and a really serene setting. My budget is around that range, but I'm wondering about the actual value. Is it really better than other Prestige projects or even some competitor options around Bangalore right now? What do you guys think for ROI?

Look, it's a tough call for sure. Prestige has been established in Bengaluru since 1986, their quality is generally top-notch, and the 'smart green life' concept with only 25 units does sound appealing for a niche, luxury segment. However, the current market conditions in Bangalore are a bit unpredictable, and the price point is definitely on the higher side for a first-time buyer. If your primary goal is ROI, you might find better short-term gains in other segments, but for a premium lifestyle and long-term appreciation, it could work. Just be prepared for the capital commitment and potential timeline fluctuations inherent in any ongoing project.
U8, you hit the nail on the head! Delays are my biggest fear too. I had a nightmare experience with another builder last year for a project near Agrahara Layout. They kept extending the possession date by months, citing 'unforeseen circumstances'. It cost me so much in rent and mental peace. Even with a big name like Prestige, an ongoing project with a 2026 date makes me super cautious. For a first-time buyer, this kind of uncertainty is a huge risk.
Oh no, that sounds terrible! Was your cousin's project also a villa, like Dew Drops, or an apartment complex? Kya wo bhi villa project tha?
Same pinch, yaar! My cousin went through something similar in Akshayanagar. The builder gave so many excuses. It's like they take your money and then you're at their mercy. That's why I'm hesitant about any project that's not near completion.
U4, you make a valid point about exclusivity. But has anyone checked the official details? Possession date kya hai aur RERA number mila kya? These small details are crucial for peace of mind, especially when we're talking about such a big investment. I'm looking at options near Adigara Kallahalli too, and the RERA compliance there is a huge factor.
2026-04-01? That's still a long time away! It being an 'ongoing' project always makes me nervous. What if there are delays? My friend booked a flat in 2018 for 2021 possession, abhi tak mila nahi hai. Tension hi tension.
Haan, RERA details available hain. The RERA number is PRM/KA/RERA/1251/472/PR/150323/005797. Aur possession date 2026-04-01 hai. It's an ongoing project, so that date is what they've committed to. For villas, sometimes these timelines are a bit flexible, but Prestige usually delivers, albeit with some minor delays sometimes.
I'm actually quite impressed with the 'smart green life' concept! The video showed sprawling acres and a really serene setting, which is hard to find in Bangalore now. Plus, Prestige has a good track record, mostly. For someone looking for a high-end villa experience, this might be it. It's a different league compared to regular apartments.
Yaar, Prestige Dew Drops sounds fancy but the price range of ₹4.0 Cr – ₹6.2 Cr is just insane for a first-time buyer like me. I saw that video too, 'smart green life' and all, but is it really worth shelling out so much? Given it's ongoing and possession is only in 2026, I'm super skeptical about the ROI. Bangalore real estate is already so volatile. Is it really better than other Prestige projects, ya koi competitor options like in Aavalahalli ya Akshayanagar? What do you guys think for long-term value?
Bhai, price toh high hai, no doubt. But it's Prestige for a reason, right? They've been around since 1986. The brand value itself adds a premium. And only 25 units, that makes it super exclusive. Maybe ROI will be good because of that scarcity and premium tag.
Totally agree! 4-6 Cr is a massive chunk for a first home. Mera budget toh uske aas paas bhi nahi hai. I'd rather look at something more established, ya phir kahin aur invest karun.
