Found this video on Prestige Dew Drops villas near Yelahanka. Man, Prestige is asking 4 Cr+ for these. I know it's Prestige and Yelahanka is developing fast, with the airport and everything. But that price point feels pretty high for the area, doesn't it? What do you guys think? Anyone looking at these or similar projects in North Bangalore around that budget?

While 4 Cr+ for Yelahanka feels high, for a Prestige villa with possession by 2026, it might just be the new normal. But for us first-time buyers, it's a tough pill to swallow. Maybe wait for some other projects or look at slightly older properties in nearby areas like Agrahara Layout?
I spoke to a broker about this project. He said since it's only 25 units, the demand is high and that's why the premium. Plus, it's Prestige, established since 1986, so quality is guaranteed, he said. But still, it's a huge sum. My budget is half of that.
My cousin bought a villa in Aavalahalli a few years ago for much less, and that area is also developing. I think developers are just taking advantage of the 'Prestige' brand and the general hype around North Bangalore connectivity. It feels inflated.

Bhai, Prestige ka naam hai toh price toh hoga hi. But 4 Cr+ for Yelahanka, that too for a villa? Maybe it's for people who want to be close to the airport and don't mind the premium. I'm just looking for a decent 2BHK and my budget is nowhere near this.
Totally agree. I saw the RERA number, PRM/KA/RERA/1251/472/PR/150323/005797, and the possession is only by 2026-04-01. That's a long wait for such a high price. The total units are just 25, so maybe they're trying to create exclusivity?
Yaar, 4 Cr+ is seriously steep for Yelahanka. Even with Prestige's brand name, that's a huge commitment for a first-time buyer like me. I was looking at something similar in Adigara Kallahalli and even that felt expensive.
