Trustworthy builder aur solid financial planning, bhai yeh toh ideal scenario hai. Ground reality mein, builders dates extend karte rehte hain, aur hum jaise buyers phas jaate hain. Current market conditions bhi aisi hain ki rates badh rahe hain, lekin construction speed wahi hai. Bangalore mein property lena ab toh ek lottery jaisa ho gaya hai. Electronic City mein traffic aur infrastructure ka bhi issue hai, usko bhi consider karo.
U10, Meridian Park toh Electronic City ke paas hi hai, right? Wahan bhi delays ki news aayi thi but not as bad as some others. My cousin booked in Aavalahalli and got possession almost on time. But Meridian Park ka exact status toh on-site visit aur current owners se poochke hi pata chalega. Don't just rely on online reviews.

My take on CLP is a bit different. Agar aapka financial planning solid hai aur builder trustworthy hai, toh CLP can actually be good. You pay as per construction progress, so your money isn't stuck for a long time without any physical progress. But yes, builder ka reputation aur project ka execution track record check karna bahut zaroori hai. Prestige ka toh generally theek rehta hai, but still, due diligence is key.
U4, haan, Prestige ke saare major projects RERA approved hote hain. Project name aur RERA ID se check kar sakte ho. Possession date jo brochure mein hai, usme buffer add karke chalo. Carpet area ke liye, builder se floor plan pe clearly marked dimensions maango. Uske baad ek independent architect se verify karwa lo, thoda kharcha hoga but peace of mind milega. Electronic City mein prices already high hain, toh ek-ek sqft important hai.
U6, carpet area mein inner walls ke andar ka space aata hai. Outer walls aur common areas jaise lift lobby, stairs, club house, yeh sab super area mein add hote hain. Builder kabhi-kabhi balcony ko bhi carpet area mein dikha dete hain, but RERA ke hisab se balcony ka area alag se mention hona chahiye. Akshayanagar mein ek project mein maine yeh galti ki thi, baad mein pata chala ki balcony ka area bhi carpet mein count kar liya tha.
U5, yeh carpet area ka calculation thoda clear karoge? Matlab, exactly kya dekhna hota hai floor plan pe? Walls included hote hain ya nahi?

Builder bol raha CLP mein flexibility hai, but darr lag raha ki delays huye toh EMI aur rent dono ka bojh padega. Aur yeh super area vs carpet area ka game samajh nahi aa raha. Koi real advice do, kaise check karein ki humein cheat na kiya jaaye? Bahut budget-conscious hoon.

Totally agree with U2. Main bhi first-time buyer hoon, aur mere experience se CLP se bachna chahiye agar aapka financial buffer kam hai. Maine pichle saal ek project mein booking cancel ki thi kyunki construction slow ho gaya tha, aur interest cost badh raha tha. Super area ka toh yeh hai ki builder hamesha inflated figures dikhate hain. Hamesha RERA website pe carpet area check karo aur ussi pe negotiate karne ki koshish karo. Agar builder ready nahi, toh red flag hai.
Bhai, Prestige ka track record toh theek hai but Electronic City mein bohot projects chal rahe hain. CLP mein fasna mat agar builder ki reputation doubtful ho. Yahan toh theek hai, but delays ka risk hamesha rehta hai. Mera ek friend Adigara Kallahalli mein phasa tha, 2 saal late mila possession.
