That's a good point U11. Sometimes smaller, boutique projects in a good location appreciate faster. The current Bengaluru market is also very different now, interest rates are higher, and buyers are more cautious. For such a large project, getting good appreciation often takes longer.
I was looking at a resale flat in Akshayanagar recently, much smaller project, but the appreciation there has been much better. Maybe because Ferns Residency was so large, the supply just outstripped demand in its immediate vicinity for a while?
