My kids' school admission is next year, so I need to finalize a 3BHK soon. Prestige ka K R Puram project dekh raha hoon. Pre-launch mein booking karna sahi rahega kya? Builders bolte hain discount milta hai, but later stages mein kya real price difference hota hai? Ya spot discount ka wait karein? Early bird benefit worth it hai ya nahi?

Exactly U9! RERA number ke bina toh booking karna risky hai. Kyunki agar builder ne project start hi nahi kiya aur sirf bookings le raha hai, toh you're stuck. Prestige ka track record generally achha hai but har project ka apna dynamic hota hai. Check out their recent project in Agrahara Layout, usme bhi initial delays the but eventually deliver ho gaya tha, par woh bhi 6 months late tha.
Pre-launch mein RERA number nahi milta bhai, project launch hone ke baad hi aata hai. Tab tak sirf agreement to sell hota hai, which is not as safe as a RERA registered property.
