Prestige Marigold Phase II: Is this North Bangalore investment worth it?
Watched a video on Prestige Marigold Phase II and it got me thinking. It's a plotted development in Bettenahalli, North Bangalore, with possession by Nov 2027. They're quoting around 1.02 Cr for a 30x40 plot. That feels pretty steep for a plot, honestly. Is this pricing justified for long-term appreciation? What's the rental yield potential look like in that area later on? Not sure if it's a solid investment at these rates.

I'm also a first-time buyer and super confused. One agent told me North Bangalore is the future, another said plots are a bad idea unless you plan to build immediately. With prices from 70L to 3.2 Cr in Marigold Phase II, it means there's a huge range. Maybe the 1.02 Cr is for a prime plot? We need more details. What did the video actually say about plot sizes and pricing tiers?
Anyone checked the per sqft rate for this? A 30x40 plot is 1200 sqft. So, 1.02 Cr means roughly 8500 Rs/sqft. Is this the going rate for plotted developments in Bettenahalli? Seems a bit on the higher side compared to what I've seen for raw land in the vicinity.
My friend booked a plot in Akshayanagar two years ago for way less. Now, prices have gone up, but not by double. This 1.02 Cr for Marigold Phase II seems to be factoring in future appreciation already. As a first-time buyer, I'd rather buy something where I see immediate value, not just potential hype.
I was looking at a plot in Adigara Kallahalli last year, similar size, and it was around 75-80L. The difference is huge. Is Bettenahalli really that much more premium or developed than Adigara Kallahalli to warrant such a price gap? I don't think so.
Sahi baat hai. It feels like they're selling the 'Prestige' brand and the 'North Bangalore growth story' more than the actual plot value. What if the growth slows down? Then we're stuck.
Prestige Group ka naam toh hai, Established 1986, HQ Bengaluru, but even for them, this price point for a plotted development is something to think about. They have 716 total units here. Usually, bigger projects mean better amenities and infrastructure development, which can drive up value. But is it enough to justify 1.02 Cr?
Haan, transparency achhi baat hai. But Prestige ke projects mein delays bhi sune hain sometimes. Possession date Nov 2027 hai, which is still far. Kya guarantee hai ki time pe milega aur tab tak prices aur na badh jaayein for other things like registration, etc.?
Exactly! Builder ka track record accha hai, no doubt. But for a first-time buyer like me, it's a huge commitment. I'm worried about getting stuck with an overpriced asset if the appreciation doesn't match the hype. RERA number PRM/KA/RERA/1250/303/PR/171225/008346 hai, so that's good for transparency.

Rental yield on plots is generally negligible unless you build something. So, for a plot, you're purely banking on capital appreciation. Given the current market, North Bangalore is hot, but 2027 tak itna jump expected hai kya? Thoda risky lag raha hai.
I agree with U1. 1.02 Cr seems very high. I was looking at plots near Aavalahalli and even there, prices for similar sizes are a bit less, especially for an upcoming area like Bettenahalli. Is the builder premium justifying this, ya phir location ka hype hai?
Bhai, 1.02 Cr for a 30x40 plot in Bettenahalli? That's insane! Mera budget toh 80L tak ka hi hai. Yeh toh seedha out of reach ho gaya. Appreciation ka kya pata, but initial cost hi itna high hai.
