Has anyone checked the RERA number UPRERAPRJ430385 for this project? This seems like a UP RERA number, but Prestige Mayflower is in Bengaluru, Karnataka. Is this correct? And what about the actual per sq ft rate they're quoting? For a decent 2BHK, is it closer to 3.4 Cr or 8.5 Cr? Confused about the pricing.

I actually went for a site visit to The Prestige City last month, not Mayflower specifically but the larger development. The scale is massive, 200 acres. Amenities, sustainability, everything sounds top-notch. And Prestige Group ka naam hai. Bengaluru market mein demand toh high hai. I think it's a good long-term investment if you can manage the initial outflow. Plus, 620 total units means it will be a proper community.

Bhai, Prestige Group ho ya koi bhi, delays toh hote hain. My cousin booked a flat with another big builder, same long possession date, ab tak handover nahi hua. EMI bhi ja rahi hai aur rent bhi. Yeh bohot bada risk hai first-time buyers ke liye.
Dekho, Prestige Group ka track record acha hai overall, 1986 se hain market mein. Bengaluru mein property appreciation kaafi fast hai, especially in good locations. Agar aap investment perspective se dekh rahe ho, then 2029 tak price bahut badh jayega. Near Aavalahalli, prices have already shot up.
Totally agree! 2029 ka possession date sunke toh mera BP high ho gaya. Builder ne phir se date extend kar diya toh kya karenge? Mera ek friend Akshayanagar mein ek project mein phasa hua hai, 2 saal late ho gaya hai already.

Koi bata sakta hai ki actual carpet area aur super built-up mein kitna difference hota hai usually, especially with Prestige?
Usually, super built-up area 25-30% zyada hota hai carpet area se. Prestige ka bhi almost similar hi hoga. You really need to ask for the exact carpet area mention in the agreement, warna baad mein surprise milta hai.
