Did a site visit to Prestige Meridian Park Phase 2 last Saturday, aur price sunke thoda shock laga, honestly. Abhi ₹2.10-2.40 Cr chal raha hai. I'm looking at it purely for investment, focusing on ROI and capital appreciation. Prestige ka track record toh sahi hai, but Phase 2 ke delivery timelines ka kya scene hai? Pre-launch ke time kya rates the, any idea? Matlab, kitna upside bacha hai abhi for appreciation? Also, rental yield kitna expect kar sakte hain wahan pe? Electronic City side mein kaafi competition hai. Log bol rahe hain long-term appreciation pakka hai, but real picture kya hai? Should I consider this price point for a 5-7 year hold? Thoda help karo, samajh nahi aa raha.
