Did a site visit to Prestige Meridian Park Phase 2 last week. I work in real estate, so I know the pitch, but buying for myself is different. At ₹2.10-2.40 Cr, I'm trying to see the long-term investor play here. Everyone glorifies Prestige's delivery, but honestly, what's the *actual* resale market going to look like in 5-7 years? Are we just buying into another project with a high investor ratio, making future exit tough? Is the current price point already factoring in all the appreciation? I'm worried about liquidity and finding a buyer for these 3BHKs later. What's their *real* project delivery track record for phase 2 specifically? Disagree? Tell me why.
