Prestige Misty Waters maintenance is a real concern
Prestige Misty Waters looks impressive on paper, but I'm worried about the actual daily living experience. My kids have moved out, so we're selling our big house and want something manageable, a compact flat. Everyone talks about the brand name, but nobody discusses the ongoing expenses. Is it genuinely good to live in day-to-day, or just good for showing off? What are the actual maintenance charges residents pay monthly? I'm looking for something low-hassle. Also, how convenient is the neighbourhood for essentials, especially hospital access? That's a big priority for us. Change my mind if I'm wrong, but I feel like people overlook these practicalities.

Sab builders ka yahi haal hai. Show-sha zyada, asliyat kam. ₹1.5 Cr se ₹3.3 Cr, that's a huge range, means there's something for everyone, but also means maintenance can be tricky to predict.
What about the overall neighbourhood? Is it still developing, or is it a mature area? And are there good schools nearby for future resale value, even if your kids have moved out? Sometimes these things impact the property value significantly. Also, how good is the water supply situation there? Bengaluru mein paani ka problem toh sabko pata hai.
The area around Prestige Misty Waters is quite mature. It's not like those developing pockets on the outskirts. Schools are definitely there, good ones too. But water supply, that's a universal problem, bhai. Most societies rely on tankers heavily, even with BWSSB connection. Always ask about the society's water management plan.
My cousin bought into a Prestige project a few years ago, not Misty Waters, but another one in Akshayanagar. He said the maintenance was exorbitant, and the RWA was always fighting with the builder over service quality. They promised a lot of amenities, but some took ages to become fully functional, and others were just poorly maintained. For a project that's already COMPLETED like Misty Waters, you'd expect things to be sorted, but sometimes the issues only start after people move in. Always check the RERA documents for clarity on what's promised vs. delivered. The RERA number for Misty Waters is PRM/KA/RERA/1251/309/PR/181010/002053, so at least it's registered.
That's exactly my fear! We are stretching our budget for a 'premium' builder thinking it will be hassle-free. But if the daily living experience is a struggle, what's the point? Are there any residents here who can actually confirm the current maintenance charges and RWA situation?
Haan, RERA registration is good, but it doesn't guarantee smooth sailing with maintenance. My friend in Adigara Kallahalli had a similar experience with a different builder. Builder hands over, then RWA takes over, and suddenly costs shoot up. It's a common story in Bengaluru.
Totally agree with the original post. It's always about the brand and the initial shine, but what about the hidden costs? As first-time buyers, my husband and I are also worried about these long-term expenses. The price range of ₹1.5 Cr – ₹3.3 Cr is already a stretch for us, so every penny counts post-possession. Is the quality truly worth the premium, or are we just paying for the 'Prestige' tag?

Hospital access near Misty Waters is decent, but depends on what kind of hospital you need. For general check-ups, there are clinics and smaller hospitals nearby. For super-specialty stuff, you might have to travel a bit, especially towards Whitefield or Marathahalli. Traffic can be a nightmare during peak hours, so a 15-minute drive can easily become 45 minutes. I remember a friend from Aavalahalli complaining about this when they had a medical emergency last year. So, yes, proximity is one thing, but actual travel time is another.
Maintenance charges for Prestige properties are usually on the higher side, expect anywhere from ₹5-7 per sq ft. It can vary based on amenities and how well the RWA manages things. For a compact flat, say 1200 sq ft, that's easily ₹6000-8400 a month. Plus, there are often quarterly or annual charges for specific things like corpus fund top-ups or major repairs. It's not just the per sq ft rate.
