Prestige Park Drive Ph 2: Should I trust the amenities?
Did a site visit to Prestige Park Drive Ph 2 on Saturday. Honestly, project ka blueprint aur show flat toh mast laga. I'm finally taking the plunge, fed up of renting yaar, landlord raised rent again. My main worry is, jo amenities dikhate hain, woh actually deliver hote hain kya? Like the clubhouse, gym, swimming pool, are they well-maintained after a few years? Aur construction quality ka kya scene hai, cracks ya seepage issues aate hain kya? EMI vs rent math is pushing me to buy. Any residents there, please share your real experience. Maintenance charges vs service quality, is it value for money? Should I consider it?

I think the current market conditions in Bengaluru make it a tough call for first-time buyers. Prices are high, interest rates are up, and the rental market is crazy. Prestige has a good reputation generally, but even they have projects with mixed reviews. It's a calculated risk. Have you checked out other completed projects in that price range before finalizing?
I'm also tired of renting, the landlord situation is getting out of hand in Bengaluru. But is it really worth it to stretch your budget for amenities that might not last? I'm more concerned about the basic structure and timely delivery. Anyone knows about the total units in Phase 2? Is it too dense?
Totally agree. EMI is a long-term commitment. My father always says, focus on the foundation and location first, amenities can be secondary. If the construction quality is good, you'll save on repairs later. Cracks aur seepage se toh bahut problem hoti hai.
The total units are 253 in Phase 2. That's a decent number, not overly dense in my opinion, compared to some other projects I've seen in Adigara Kallahalli. But yes, the basic structure and quality are paramount. Amenities are a bonus, not the main deal.
My cousin lives in Prestige Park Drive Ph 1. He says the amenities are decent, but the maintenance charges are quite steep. They have a good clubhouse and pool, but sometimes it gets overcrowded. Construction quality wise, he hasn't faced any major seepage issues yet, but it's only been a couple of years since possession (which was around 2022-05-01 for Phase 2).
I visited Prestige Park Drive Ph 2 last month. The RERA number is PRM/KA/RERA/1250/303/PR/210525/004161, so that gives some peace of mind. But still, amenities ka long-term use ka question valid hai. The pricing is also a bit on the higher side, starting at ₹86 L. Budget mein rehna bhi toh zaroori hai.
RERA number hona achhi baat hai, but that doesn't guarantee top-notch maintenance later on. Builders usually hand over the society to residents after some time, and then it's up to the RWA. And ₹86 L is a big amount, definitely need to be sure about every aspect.

Builders starting mein sab dikha dete hain, par baad mein maintenance ka kya scene hota hai, kaun jaane. Mere ek friend ne Akshayanagar mein ek project liya tha, unka gym 2 saal mein hi kharab ho gaya.
Akshayanagar wali baat sunke toh aur darr lag raha hai. Maintenance charges bhi toh har saal badhte rehte hain. EMI ke upar yeh sab extra kharcha manage karna mushkil ho jayega for first-time buyers like us. Value for money ka calculation bigad jaata hai.
Haan yaar, exactly! Show flat toh sab ka accha lagta hai. But the real test is after you move in. Especially with these big projects, sometimes they cut corners on the long-term stuff. I'm also looking at a property near Aavalahalli and facing similar doubts about the builder's promises.
