Prestige, Sobha, Brigade: Hidden costs are real
Hidden charges from these big Bangalore builders are a real concern for NRIs like me. I'm based in Dubai, looking at 3BHKs in Whitefield or Sarjapur, around ₹1.8 Cr, for investment. Can't do site visits easily, so I'm relying on community insights. I'm shortlisting Prestige, Sobha, and Brigade. Their on-time delivery track record is important, but what about hidden costs? PLC, EDC, maintenance deposits – do they surprise you at possession time? My brother's friend got hit with huge post-possession maintenance bills for his Puravankara flat. Is that common? Also, actual carpet area vs. advertised super area – how transparent are they? Need to ensure everything's clear since I'll be relying on power of attorney for the handover. Any direct experiences with these builders on transparency and costs after possession?

Totally agree with the post! Bhai, these hidden costs are a nightmare for us first-time buyers, especially when you're not physically there. My uncle almost got stuck with a huge 'club membership' fee for his flat near Aavalahalli, which was never mentioned upfront. Builders just slip these things in. It's so stressful!
