Is Noida still a good investment in 2026-27? My Pride Group flat is delayed. Should I just sell it after possession or hold it for longer ROI? What's your experience?

Sector 150 ka avg rate 7k/sqft hai abhi. Keep that in mind when deciding whether to hold or sell.
Honestly, if you can afford to hold, hold. Noida real estate prices are only going to go up in the long run. With the rising rates and inflation, it's a good hedge against that.

What price are you expecting if you sell after possession? Sector and floor matter a lot. Corner unit hai kya?
@U18 Good point. Price depends on so many factors. Carpet area, view, parking... sab kuch.
Also, check the current circle rate for your sector. That will give you a baseline.
I think Noida Extension is a better bet for future growth. Land prices are still relatively low, and there's a lot of development happening.
Totally agree yaar. Noida Extension has potential. But infrastructure is still a concern.
My friend bought in a Pride Group project in Greater Noida West. He's happy with the construction quality, but the amenities are still not fully functional. Check amenities completion before booking, I made that mistake.
RERA registration number check karo. See what the official completion date is. Builder ne phir se date extend kar diya lol.
Noida is still a decent investment, especially with the new Jewar airport coming up. But choose your builder carefully. Pride Group ka track record... hmm...
I bought in Sector 78 three years ago. Price has almost doubled. But maintenance charges are a killer! Be careful about that too.
Haan exactly, Noida mein yahi problem hai. Maintenance charges are always higher than expected.

Be careful – I know someone who invested in a Pride Group project and is still fighting for possession. Do your due diligence.
@U5 Completely agree. Sector 150 is a gamble. Good for end-use maybe, not so much for investment in the short term. At least, that's what I think.
@U5 @U6 Depends on your investment horizon. Long term (5+ years), Sector 150 could be good. The infrastructure is improving, and the metro extension will help.
Metro extension kab tak hoga? I heard 2028 tak. That's a long wait.
@U8 Exact completion date toh kisi ko nahi pata. But the potential is there. Sector 146 is also benefitting from the proposed metro line.
@U9 Metro toh theek hai, but what about basic amenities? Roads, sewage, electricity? Sector 150 needs a lot more work.
Possession mila kya? If you get possession, rent it out for a while. That's what I did with my flat in Sector 75. Covers the EMI at least.
Delayed? Arre yaar, Pride Group ka toh yahi scene hai. Which project are you talking about? Noida is still good for investment, but you need to be careful. Which sector?
2026-27 is a long way off. Market conditions change so fast. I think it depends on the location and the price you got it for. If the location is prime, hold. Otherwise, maybe sell after possession.
Bhai, mera bhi same experience tha 2 years ago with another builder. Possession milne ke baad, I held it for a year, rate badha and then sold it. Worked out well for me. But Noida market is unpredictable.
Which Pride Group project? I've heard mixed reviews. Some are saying good construction quality, others complaining about delays. Sector 150 mein toh bahut projects hain.
@U4 Sector 150 is oversaturated, I feel. Too many options, demand might not keep up with supply. Better to look at sectors closer to Delhi.
