Currently in a 2BHK in Sector 78 and thinking of upgrading. Looking at Pride Group villas in Sector 158, but the price jump is HUGE. Is it worth paying that much extra, or is it just hype? My other option is a bigger 3BHK in Noida Extension. Already have a home loan, so EMI will increase a lot. What does the community think? Which would you pick?

Sector 158 will take another 5-7 years to fully develop. Are you willing to wait that long? That's the question you need to ask yourself.
Ultimately, it depends on your budget and lifestyle. But based on what I'm hearing, Noida Extension seems like the more practical choice.
So, OP, what did you decide? Did you go for the villa or the 3BHK?
Plus the new metro line extension is planned till Knowledge Park V. That will affect connectivity positively in Noida Extension.
Honestly, I feel that the villas are overpriced because they are targeting NRIs. They think NRIs won't bother to do proper research.
Before booking, check amenities completion status. I made that mistake with my last property. Promised clubhouse, swimming pool... still under construction after 4 years lol.
If you're looking for appreciation, Sector 150 might be a better option than 158. More development happening there.
One thing to consider is the maintenance charges. Villas usually have much higher maintenance costs than apartments.
Don't forget to factor in the registry charges and stamp duty. It's a significant expense, especially for a villa.
Haan exactly, registry charges are a killer! Add that to the inflated price and you're looking at a serious dent in your savings.
Is there any way to reduce the registry charges? Heard something about registering jointly with a female family member?
Possession status kya hai Sector 158 mein? Are they actually delivering on time, or is it another delay story?
That's the million-dollar question! I haven't heard of anyone getting possession yet. Proceed with caution.
I think Noida Extension is the safer bet for now. Sector 158 has potential, but it's still too early to invest there. Wait for the infrastructure to develop and then reconsider.
Pride Group ka RERA registration number check karo. See how many projects they've actually delivered on time. That'll give you a good idea.
Good point, U10! RERA number se sab pata chal jaata hai. Don't just go by the builder's promises.

Bhai, this builder has a poor track record. I know someone who booked a flat with them in Greater Noida West and they're still waiting for possession after 3 years!
Sector 150 ka average rate 7k/sqft hai abhi. Sector 158 will take time to reach that level. Noida Extension is giving better returns currently.
My experience: I was also considering a villa, but the construction quality was subpar. Builder was cutting corners everywhere. Be very careful and inspect thoroughly before booking.
Totally agree with U1. Sector 158 is far from everything. You'll be spending a fortune on petrol just to get to office. Noida Extension is much more practical for daily life. Think about schools, hospitals, everything.
Price jump is huge, that's true. But villas have their own charm, right? Independent living, more space... It depends on your priorities. Do you value convenience more, or space and privacy?
Charm and space are great, but maintenance ka kharcha bhi toh dekho! Villas are a money pit in the long run. 3BHK is much more manageable.

I bought a 2BHK in Noida Extension 5 years ago. Best decision ever! Prices have doubled since then. Sector 158 is still a gamble, in my opinion.
Sector 158 mein villas? Bhai, the price is definitely inflated. Location is still developing. Better to stick to a bigger 3BHK in Noida Extension, at least connectivity toh hai. Pride Group ka naam suna hai, but haven't seen much solid work.
