Just moved into Pride India Regal Residency. Possession was in March. Things nobody told me: hidden PLC charges! They added almost 2L at the last minute. Amrapali Eden Park mein bhi same scene tha kya? Also, the promised clubhouse isn't even close to ready. Should I escalate this? Any advice on dealing with Pride Group? Itna paisa deke bhi yeh sab... Anyone else facing similar issues?

I think U1 should definitely escalate to RERA. The builder is clearly trying to take advantage. Don't let them get away with it.

Regal Residency is a prime location, but the builder's reputation is definitely a concern. It's a risky investment, but potentially rewarding if they deliver.
Be careful — Pride Group has 3 other delayed projects in Noida Extension. Check their track record before escalating.
Check amenities completion percentage before booking. I made that mistake once and regret it till today.
RERA mein complaint file karne ke liye kya documents chahiye?
Agreement copy, payment receipts, and any communication you had with the builder regarding the PLC charges.
Also, any photos or videos showing the incomplete clubhouse will help your case.
I heard that the new Noida International Airport will significantly increase property rates in the coming years. Hold on to your investments!
Builder ne phir se date extend kar diya lol. Same story with every project. I'm not even surprised anymore.

U3, They told me about the PLC charges a week before possession! Agreement mein clearly mention nahi tha. Small print mein kuch toh likha tha, but it was misleading.

U15, Sector 75, 76, and 77 are good options. Check projects near the metro line. Good connectivity and appreciation potential.
U15, 80L mein options kam hai. Maybe look at Greater Noida West. You'll get a bigger flat for the same price.

I bought in Gaur City 2, 5 years ago. Promised swimming pool is still a dream. These builders are all the same. Just take your money and run.

Totally agree with U1. Pride Group ka reputation is getting worse. Clubhouse ready nahi hai? Standard builder tactics. Legal notice bhejo, that's the only language they understand.

Mera friend bhi Regal Residency mein invest kiya hai. He's also complaining about the clubhouse. Koi update nahi hai. He's thinking of selling. Sector 150 mein aur bhi options hai yaar.

U4, selling is a good option, but check the current market rate. Don't sell at a loss. Koi aur builder better deal de raha hai toh phir socho.
Sector 150 is getting crowded though. Maybe Greater Noida West is a better option now for investment?
