Since last Diwali, I'm shortlisting flats. Prism City Blue looks okay, but is its carpet area efficient for daily living? Neighbourhood mein schools/hospitals kaise hain? Genuinely good home hai ya bas paper pe?

Dekho bhai, har project mein
Total units 92 hain, that's not a very big project. Does that mean less amenities or better maintenance? And what about the 'null' status? Is it pre-launch or still waiting for clearances? Builder ka naam bhi bataya nahi U1 ne.
Totally agree with the 'null' status concern. Mera ek cousin tha, usne Akurdi mein ek project book kiya tha jiska status 'null' tha. Builder ne itna delay kiya ki usne booking cancel karke paisa wapas le liya, but usmein bhi 6 mahine lag gaye. Always check the RERA site for actual approval status, not just what the sales guy says.
Sahi pakde ho, 'null' status tension deta hai.
Small projects can sometimes mean better community feel, but also fewer amenities like a big clubhouse or multiple pools. 'Null' status usually means it's still in early stages, maybe just approvals. Builder Prism Group hai, unka reputation mixed hai.
I actually visited the site last month. The location is okay, not too far from Ambegaon Budruk, but connectivity is still developing. They showed me a sample flat, and honestly, the carpet area felt much smaller than what they quoted. Always carry a measuring tape, folks! Don't trust the sales execs blindly.
Possession date 2029-12-01 hai? That's quite far, almost 5 years! Is this normal for new projects in Pune now? And the price range ₹60 L – ₹1.2 Cr seems a bit high for a 2029 possession, no?
5 saal wait karna matlab rent mein kitna paisa jayega soch bhi nahi sakte!
Haan, aajkal toh 4-5 saal common hai, especially with bigger projects. But given the current interest rates, it's a long wait to block funds. Aur Pune mein prices toh badh hi rahe hain, especially around Sinhagad Road side. But this project is a bit off that area.

Yaar, Prism City Blue ka naam sunkar hi darr lagta hai. Mera ek friend hai, usne Amanora Park Town mein ek project liya tha isi builder ka, possession 2 saal late hua tha! PR1261012501646 RERA number toh hai, but builder ka track record bhi dekhna chahiye. Carpet area ka toh sabse bada scam hota hai, make sure you get it in writing.
Paper pe toh sab acha lagta hai. Carpet area ka real figures koi batao please.
Bhai, main bhi yahi project dekh raha tha. Carpet area ka issue toh hai, they claim one thing but actual space feels less. Schools around like Vibgyor High are good, but a bit far. Hospitals are decent. But budget mein fit ho raha hai kya?
