Did a site visit to Prism City Blue last Saturday and honestly, the floor plans are making me scratch my head. Brochure mein the 2BHK looked decent, but actual carpet area bahut kam lag rahi hai. Especially the living room, it felt so cramped. Matlab, what's the point of a 700 sqft flat if only 550 is usable? I'm fed up of renting and finally want my own space, but this layout issue is bothering me. Plus, neighbourhood mein schools and markets kaise hain? Is the community friendly ya sab isolated rehte hain? Not sure if I should commit to a place where the main living space feels so small. Anyone else find the layouts tricky there? Your thoughts on actual livability would help.

Yeah, connectivity is still developing. Public transport options are limited, so a personal vehicle is a must.
For the 2BHK, they were quoting around 70-80L, depending on the floor. Schools are a bit far, the closest decent ones are about 5-7 km away. Markets are local kirana stores, nothing big like a D-Mart nearby yet. It felt a bit isolated to be honest.
You're not alone. My cousin booked a 1BHK in Akurdi a few years back, similar carpet area issues. They promised a certain size, but the layout was so inefficient, it felt like a studio. They quoted us around ₹75 lakhs for the 2BHK, all-inclusive, but then add stamp duty, registration etc.

Always cross-check the carpet area mentioned there with what they're showing on site. Sometimes, the RERA documents have the true figures. Plus, I heard some mixed reviews about this builder's previous projects, especially regarding possession delays. For a first home, we need solid ground, not just fancy brochures.
Possession delays are a nightmare, especially for us first-time buyers who are probably paying EMIs and rent simultaneously. I've heard too many stories. ₹60 L – ₹1.2 Cr is a huge range, but for a 2029 possession, one needs to be very careful about the builder's financial stability. The market is fluctuating, and a long wait can be risky if the builder isn't strong.
You are so right about RERA. I checked the RERA site for another project, and the carpet area was almost 50 sqft less than what the sales guy was claiming! It's a huge difference. This builder needs to be transparent.
