Profound Lakeshore: Kaisa hai yahan rehna?
₹85 lakh for a 2BHK in Profound Lakeshore was my final budget, and we got possession in March. Just moved in last month, and honestly, daily living experience ke baare mein thoda confused hoon. Mujhe lagta hai kuch things like noise from the main road are more noticeable than during site visits. Carpet area efficiency bhi, like, the actual usable space, feels a bit less than I thought it would be. Amenities mein, the gym is decent, but swimming pool maintenance ka kya scene hai? Koi regularly use karta hai kya? Aur society ka community vibe kaisa hai? Kids ke liye play areas kitne safe hain aur community events vagaira hote hain kya? Not sure if it's just my floor, but neighbours thode reserved lagte hain. Is this generally the experience for others too, ya main overthinking kar raha hoon? Would love to hear first-hand experiences.

U1, your feelings are totally valid. Moving into a new home is a huge step, and it's natural to scrutinize everything. The noise issue is tough, sometimes it gets better as you get used to it or with good soundproofing. For community vibe, give it some time, and maybe try to connect with the society committee. They often organize events. The possession date was March 2023, so it's still relatively new, things might improve. But definitely push for better amenities, especially the pool. Hope it gets better for you!
Swimming pool maintenance is a classic red flag. With 159 units, the maintenance charges should be adequate to keep it sparkling. Is it just dirty, or are there operational issues like pumps not working? This needs to be escalated to the association. You paid good money (₹60 L – ₹1.0 Cr is the range for this project), so you deserve proper facilities. Don't let them get away with poor service.
Exactly! Check their previous projects ka track record for maintenance. It's a pattern with some builders.
It's usually dirty and the water looks stagnant. Sometimes they drain it, but then it takes ages to refill. Very inconsistent.
Your experience with reserved neighbours is very relatable. I bought a flat in Akshayanagar a few years ago, and initially, it was the same. People take time to open up, especially in new societies where everyone is from different backgrounds. The community vibe often depends on a few proactive residents. Maybe try initiating a small WhatsApp group for your floor or building? For kids' play areas, always do a quick check in the evenings – see how many kids are actually there and if it feels safe enough. My friend in Aavalahalli also faced similar issues with play area maintenance.
Haan, sometimes it takes effort from residents. But the builder should also facilitate community events. It's not just about selling flats, it's about building a community. My current rented apartment in Agrahara Layout has monthly events, and it makes a huge difference.
That's a good point about initiating groups. But safety of play areas is non-negotiable, especially with main road noise nearby.
Welcome to the club, U1! My cousin booked a 3BHK in Profound Lakeshore (RERA number: PRM/KA/RERA/1251/308/PR/151223/006483) and he says the swimming pool is hardly ever clean. It's like they just built it for show. And the community vibe? He says it's mostly families who keep to themselves, not many events. For a project with 159 units, you'd expect more engagement. Did you check out the gym timings? Sometimes they are very restrictive.
This is exactly why I'm so hesitant about buying right now. Builders promise the moon. ₹85L is a lot, and for that price, in this current Bengaluru market, you should expect top-notch amenities and peace of mind. It's not just Profound Lakeshore, so many projects have these issues.
U4, I'm not U1 but I'm on the 7th floor, road-facing, and the noise is definitely there, especially during peak hours. U5, the pool is a disaster, agreed. Kids barely use it because of the murky water. It's a shame.
Bhai, you're not overthinking at all! I visited Profound Lakeshore last year, and the main road noise was a big concern for me too, especially for the units facing directly. Carpet area efficiency ka point bilkul sahi hai, they show you bigger numbers but actual usable space always feels less. ₹85 lakh for a 2BHK is a significant investment, so these concerns are totally valid. Kaisa lag raha hai overall rehte hue?
Which floor are you on, U1? Aur road facing hai kya aapka apartment? Noise ka issue depends a lot on that, I've heard.
Totally agree on the carpet area. Builders have a way of making it sound more spacious on paper. It's a common trick, unfortunately. But noise is a real deal-breaker.
