₹28k for rent this month, yaar. Landlord increased it again. Fed up of renting now, finally taking the plunge. Property dekh raha hoon Pune mein. Visited Pragati Aranyam, they show so many fancy amenities in brochures. Like a huge clubhouse, swimming pool, sab kuch. But I've heard stories about promised amenities vs. what actually gets delivered on possession. Matlab, construction quality ka kya scene hai after a year or two? Cracks, seepage issues, these things really scare me. And maintenance charges, do they actually provide good service for what they charge? Any real owners from Pragati Aranyam or similar projects, please share your experience. Is it worth it, ya sirf dikhawa hai?

Bhai, you're not wrong at all. Many projects, especially the ones that are 'UPCOMING', over-promise on amenities. I saw a project near Amanora Park Town that promised a mini-golf course, and they just put a small patch of artificial grass. Pragati Aranyam ka possession date 2028 end hai, which is 4-5 years away. A lot can change till then. Make sure to read the fine print in the agreement carefully, especially about what constitutes an 'amenity' and what's just a 'feature' or 'proposed'.

Pragati Aranyam mein 137 units hain, agar sabko pool ya gym use karna ho toh woh bhi crowded ho jayega. Plus, construction quality ka issue toh bahut bada hai. Seepage ka issue toh bahut common hai Pune mein, especially after monsoons. Builder toh warranty bhi nahi deta theek se. Pragati Aranyam ka possession date 2028-12-01 hai, kaafi time hai abhi, but delays bhi toh hote rehte hain.
