Project delivery track record is everything for an investor, and MRG Primark has me thinking. I bought into MRG Primark a few months back, hoping for good capital appreciation. Abhi se thoda doubt ho raha hai about the actual resale market for these affordable housing projects. Builder ka delivery schedule thoda iffy lag raha hai. Will buyers even look at it in 3-4 saal? Yaar, ismein koi liquidity issue toh nahi hoga? What's the general sentiment for investors trying to exit MRG Primark later? Any first-hand experiences on their timelines?

It's not just the builder, the current Gurugram market conditions also play a role. Affordable housing has seen a lot of supply recently, and that affects resale. While the initial price range of ₹32L – ₹33L for MRG Primark seems attractive, investors need to think about the exit strategy. Is there enough differentiation or unique selling proposition for buyers to choose this specific project over others in 2026-27? Always do your due diligence on future demand, not just present affordability.
My experience with a similar builder in Badshahpur was horrible. They promised possession in 3 years, and it stretched to 5. By that time, the market sentiment for that specific location had changed, and resale was a nightmare. I ended up selling it at a loss, just to get out. Always be wary of builders who over-promise on timelines, especially in the affordable segment where margins are tighter.
U12, usually builder delay compensation is peanuts, not worth the mental hassle. U4's point about market sentiment changing is crucial. By the time you get possession, the demand might shift to other areas or project types. It's better to invest in projects with a solid, proven track record, even if it costs a little more upfront.
U4, did you manage to recover anything from the builder for the delay?
Oh no, that sounds terrible. I've heard similar stories from Baharampur Naya projects too. Delays are almost standard now.
Dekho, every project has its risks, especially in affordable segment. But MRG has completed other projects in the past, right? Maybe not on time, but they deliver. We need to check their past record more thoroughly before jumping to conclusions. What's the general reputation of MRG as a builder?
U3, you're right to ask about their past. My cousin booked a flat with MRG near Airport Road a few years back. The project was delayed by almost two years, and the quality was just average. He eventually sold it at a very slight profit, nothing like the capital appreciation he expected. So, delivery hoti hai, but the timelines and quality can be a pain.
Reputation? Builders ki reputation aajkal bas papers pe achhi lagti hai. Ground reality kuch aur hoti hai.
U1, you've voiced exactly what's on my mind! I was also considering MRG Primark for investment, but this delivery schedule concern is a big red flag. For a first-time investor like me, getting stuck with an illiquid asset is my worst nightmare. Is this common for all affordable projects or just MRG?

Haan, U7, RERA website pe check kiya tha. Possession date 2026-08-01 dikha raha hai. Aur RERA number hai RC/REP/HARERA/GGM/738/470/2023/82. But builders toh dates extend karte hi rehte hain, that's the real worry.
Sahi baat hai, resale value ki tension toh hoti hai. MRG Primark ka official possession date kya hai as per RERA? Aur RERA number kya hai, please share if anyone knows.
Totally agree. Affordable housing projects mein liquidity ka problem rehta hi hai. Mera ek dost bhi fasa hua hai aise hi ek project mein.
