Fed up of renting, landlord raised rent again, so I'm finally taking the plunge to buy in Bengaluru, eyeing a 2BHK. Builder claims pe trust karna mushkil lagta hai, for promised amenities vs. actual delivery. For projects like Sobha Silicon Oasis, log kehte hain amenities missing ya low quality hoti hain, aur construction quality ka bhi darr hai - cracks/seepage after a year. As an investor, will these issues kill my resale value or make tenant attraction tough? Initial builder savings mean future maintenance headaches. Are premium amenities just marketing hype, or do they attract tenants and justify higher prices? Not sure if extra cost for fancy clubhouses pays off. What's your experience?
