Promised amenities are often a bait-and-switch, especially with new projects. I work in real estate, but buying for myself makes me super critical. I'm looking at Palm Grande Exclusive Villas in Chandigarh, and honestly, I'm worried about the construction quality long-term. Does anyone have experience with actual seepage or fitting issues a year post-possession there? What about the promised clubhouse facilities – do people actually use them, or are they just for show? I'm thinking about resale value and tenant attraction, not just the initial wow factor. Maintenance charges are another thing; are they truly reflecting service quality or just a fixed cost? Would love some real, off-the-record opinions from owners.

Totally agree with your concerns! Builders promise the moon and deliver a crater. Especially with these 'exclusive' tags, they hike up prices but quality is always a question mark. My friend faced similar issues with a project near Mullanpur Garibdass, club house was never fully functional. This bait-and-switch is real, yaar.
