Resale almost done. Property Gallery mein clubhouse aur maintenance charges ka kya scene hai? Kids move ho gaye, ab bas manageable society chahiye. Amenities sach mein use hote hain ya sirf dikhawa?

Dekho, Property Gallery ka price point hi aisa hai ki expectations high ho jaati hain. ₹7.8 Cr mein you expect world-class amenities and maintenance. If they're not delivering, it's a genuine concern. But sometimes, a project is just too big for all amenities to be 100% utilized by everyone. The question is, are the essentials well-maintained and accessible? And if not, is the builder responsive? That's what really matters for daily living.
U9, haan, original post mein hi likha hai resale almost done. I know someone who just sold their unit in Property Gallery. They bought it for ₹7.8 Cr and sold it for almost the same, maybe a tiny bit less. The market isn't appreciating that much for projects with high maintenance and average facilities. They were hoping for a better return but got stuck because of the limited buyer pool at that price point, especially for a completed project that's not 'new'.
So basically, clubhouse is just for show and no one really uses it much? Kya fayda phir itne bade space ka?
U10, that's a concerning insight. If resale value isn't growing, then paying ₹7.8 Cr upfront and then shelling out ₹15-18k for maintenance makes it a very risky investment. I thought 'completed' means less hassle, but this sounds like more hidden problems.
Resale almost done ka kya matlab hai? Koi Property Gallery mein apna flat sell kar raha hai kya? Kis price pe?
Mujhe toh laga tha Property Gallery ka clubhouse kaafi active hoga. Maine suna tha weekend pe kaafi activities hoti hain. But agar U3 sahi keh raha hai toh it's a huge red flag. Kids ko space chahiye but not at the cost of high maintenance for unused facilities.
Exactly! My advice would be to talk to current residents, not just the sales team. Sales waale toh sab achha hi batayenge. Property Gallery completed hai na, so it should be easy to find residents. Pucho unse directly, what's their honest feedback on the clubhouse and the management.
U6, that's insane! ₹15-18k is a big amount just for maintenance, especially when the amenities aren't even fully utilized or maintained properly. In today's market, where property prices are already so high (₹7.8 Cr for Property Gallery!), these hidden costs kill the budget. Delhi mein already inflation itni hai, upar se yeh sab. I'm looking near Anand Vihar, and even there, builders are pulling similar stunts.
U4, maintenance charges are around ₹15,000-₹18,000 for a typical 3BHK, depending on the size. Ye sirf basic hai, utility bills alag. Clubhouse ka part included hai but usage-wise, it's very low. Pool mostly empty rehta hai and gym equipment is okay, not top-notch.
Yaar, Property Gallery ka clubhouse dekh ke toh lagta hai sab show-off hai. Humne visit kiya tha, bahut grand dikhta hai but kya sach mein koi use karta hai itna? ₹7.8 Cr mein sirf facade mil raha hai kya?
Sahi baat hai. Toh Property Gallery mein maintenance charges ka kya scene hai abhi? Koi bata sakta hai jo wahan rehta ho?
Bhai, ye builders ka naya tareeka hai. Mere ek dost ne Alaknanda mein ek project liya tha, wahan bhi same scene tha. Clubhouse initially was good, but within a year, half the equipment broken, pool maintenance zero. Phir residents ne khud fund raise karke theek karwaya. Property Gallery ka bhi track record kuch khaas nahi suna maine, especially after possession.
Totally agree! My biggest worry as a first-time buyer is paying for amenities that are just for brochure photos. Kids ke liye toh theek hai, but agar maintenance charges astronomical ho gaye toh kya fayda? Budget tight hai already.
