posted on 18 AprProperty in Noida Accessible Again: Overpriced Deals Gone
Noida mein property market thoda shant ho gaya hai. Remember how prices were crazy high just a while back? Looks like woh speculative bubble burst ho gaya. Supply bhi kam ho gayi hai, which means abhi jo demand hai, woh genuine end-users ki hai, not investors flipping properties overnight. Basically, prices are now more realistic. NCR mein inventory overhang bhi kam ho gaya hai - only 7 months ka stock bacha hai. Yeh buyers ke liye achhi khabar hai, as it means you're not overpaying. Anyone on the ground in Noida seeing this firsthand? Koi recent property deals ki information hai toh share karo!

I think it's a good time to negotiate with builders. They're more willing to offer discounts now.
Overall, I think the Noida property market is becoming more balanced. Not a crazy frenzy anymore. Let's hope it stays that way.
So, what's the consensus? Is it a good time to buy or not?
I think the rising interest rates will cool down the market even more. Good for buyers.
Sector 137 mein kya rate chal raha hai aajkal?
Don't just look at the price per sqft. Check the carpet area carefully. Builders are notorious for inflating the super area.
True. Carpet area is the real deal.
NCR mein inventory overhang 7 months ka bacha hai? Where did you get that data from? Seems optimistic.
RERA registration number check karo before investing, guys. It's a must!
I'm a first-time buyer. Confused between buying now or waiting for prices to fall further. Any advice?
If you need a home, buy now. Don't try to time the market. Interest rates are rising too.
Agree with U19. Waiting game can be risky.
Builder ne phir se date extend kar diya lol. Classic Noida!
I'm seeing some good deals in resale properties in Greater Noida West (Noida Extension). Anyone else exploring that area?
Greater Noida West is still a bit too far for me. Connectivity is an issue.
What about possession status for projects near the new metro line extension? Is that helping?
Metro line is a game changer, but builders are using it as an excuse to jack up prices again.
Yes, the metro has definitely impacted prices positively. I've seen a 10-15% increase in areas near the stations.
Inventory overhang kam hona is good news. But are the rates actually coming down or are they just offering more 'freebies' to mask the high prices?
That's a valid point. Freebies toh hamesha dete hain. Need to negotiate hard.
I bought a 2BHK in Sector 150 two years ago. Prices have stagnated since then. No appreciation at all. Feeling a bit cheated, to be honest.
Sector 150 is still developing. Give it time. The new Jewar airport will boost prices eventually.
Anyone have recent experience with Supertech? I heard they're still struggling.
My friend invested in Supertech Emerald Court. Still waiting for possession after 10 years!
Bhai, this builder ka track record bahut poor hai. Stay away!
Finally! Noida property accessible again? I hope so. Been waiting for years to buy. Dekhte hain, market mein jaake pata chalega.
I think it's still overpriced, especially Sector 75 and 78. They're quoting ridiculous rates.
Haan exactly, Noida mein yahi problem hai. Location achi hai toh rates sky high. Middle class kahaan jaaye?
Agreed! Sector 75 is a scam. They promised so much and delivered so little.
