Property negotiation in Gurgaon is just a charade

My landlord hiked rent again by 12% last month. Honestly, I'm done with renting, it's just burning money. I'm looking at a 3BHK in Sector 65, like Experion's projects, around ₹2.5 Cr. Everyone talks about negotiating, but I swear builders act like prices are set in stone. They'll offer some 'spot discount' that's barely anything. Is it even possible to knock off more than 2-3% on the actual property price in Gurgaon? And don't even get me started on the 'all-in cost'. It's never the final price. There's always some hidden charge, like PLC or maintenance for 2 years, that pops up at possession. I think the whole negotiation thing is a joke, designed to make you *feel* like you got a deal. Change my mind.
