Aur society mein facilities jaise grocery stores, chemist, etc. sab functional hain ya abhi bhi under construction hai?

That's a valid point about occupancy. I looked at another project in Basai which was also 'completed' but felt like a ghost town. With 935 units, if it's not fully occupied, the maintenance charges can feel very high for the services you get. Also, security can be an issue if there aren't enough residents.

Occupancy rate is decent, I'd say around 60-70% based on my visit last month. Many units are still with investors or being rented out. Essential facilities like a small grocery store and pharmacy are there, but for bigger shopping, you'd need to drive out. Gym and pool are fully functional though.

My cousin actually lives in The Palm Drive, they moved in about a year ago. It's definitely a beautiful society from the inside, very green and well-maintained grounds. But yes, the initial booking process was a headache for them, lots of hidden charges and delays. Now that it's completed, maybe that's less of an issue. The location is good if you work in Cyber City, but traffic can be a beast.

Dekhne mein toh achha hai, but Emaar ka track record Gurgaon mein thoda shaky raha hai. Especially with the MGF partnership before. I heard stories about delays and quality issues in some of their older projects. Is The Palm Drive any different now that it's completed? I'm skeptical.

Bhai, Emaar ka toh naam hi kaafi hai for premium pricing. Lekin quality aur service mein consistency nahi hai. I was considering a property near Badshahpur, and the prices there for similar amenities from other builders were much more reasonable. Palm Drive ke 935 units hain, it's a huge society. Handling that many residents can be an issue if maintenance is poor.

Totally agree with this point. Mere ek dost ne Emaar ka flat liya tha Airport Road ke paas, unko bhi kaafi issues aaye the possession ke baad. Finishing work was not up to the mark and common areas took ages to complete. Just because it's 'completed' doesn't mean it's problem-free.
