Regarding the area, for the person who asked about location earlier, Elite Vista's location is actually pretty decent. I bought a plot in Ajayabpur two years back, and it's appreciated quite a bit. But yes, the builder's reputation is key here, and that 'Rera Not Applicable' is making me nervous too.
The biggest red flag for me is 'Rera Not Applicable'. Usually, projects over 500 sq.m. or with more than 8 units need RERA. Elite Vista has 20 units, so it SHOULD be RERA registered. This means they are either operating under some loophole or it's a very risky venture. Possession date 2027-03-01 hai, but without RERA, who guarantees that?
Not necessarily illegal, but definitely riskier. Sometimes, very small projects or specific land types get exemptions. But with 20 units, it's strange. You MUST check their municipal approvals and land title documents with a lawyer. Don't rely on builder's word only.

Totally agree with you! Mera bhi experience kharab raha hai with such builders. Alpha II mein mere dost ne book kiya tha, 2 saal late mila. They always show fancy brochures, but ground reality is different. Delivery ka toh pata hi nahi chalta.
