Pune 3BHK upgrade: Real negotiation possible?
Been looking for a 3BHK in Pune since last Diwali, and prices have gone crazy. Currently in a 2BHK in Wagholi, thinking of upgrading to a bigger place in Baner-Balewadi or NIBM Road. Dekha hai Kolte-Patil ke projects, aur NBC Projects in Revenue Colony bhi. A decent 3BHK is easily ₹1.2Cr+, sometimes more for a good location. My main concern is negotiation. Does price negotiation actually work in Pune's current market? Kitna realistic discount expect kar sakte hain? Builders like Godrej ya Kumar Properties kitna budge karte hain? Ya fir, smaller ones jaise NBC Projects? Should I push for direct price cuts, ya phir free stamp duty, interiors, ya parking jaise benefits? Already have a home loan so ROI is important. Trying to figure out the best way to maximize deal value beyond just the brochure price. Koi experience share kar sakta hai?

Sahi keh rahe ho. I tried negotiating for a 3BHK near Sinhagad Road a few months back. They just said, 'Sir, next customer is waiting.' That's the reality of this market.
