Been looking for a 3BHK for months, upgrading from my 2BHK. Pune mein Affordable Housing Projects mein kaafi options hain. But I'm worried about hidden risks. Koi red flags hote hain kya, like title issues, OC delays, ya infrastructure problems? Is it worth the lower price, ya baad mein headache hoga? Already have a home loan, so can't afford surprises.

OP ki baat mein dum hai. Pune mein abhi market thoda unstable hai, interest rates bhi high hain. Builders isliye affordable housing ke naam pe new projects la rahe hain. But sometimes, 'affordable' means cutting corners. Check the location properly, connectivity, aur future development plans. Kahin aisa na ho ki aaj sasta mil raha hai, kal wahan koi basic infrastructure hi na ho.
Meri ek friend ne Sinhagad Road pe ek 'affordable' flat liya tha 3 saal pehle. Price bahut attractive tha. But later on, pata chala ki society formation mein hi itne issues hain, aur jo amenities promise ki thi, unka naam-o-nishaan nahi. Swimming pool aur gym toh sirf brochure mein hi the. Aur maintenance charges itne high hain ki affordable price ka koi matlab hi nahi raha. So, just lower price doesn't mean it's a good deal. Read the fine print and check ground reality.

Builder initially low price quote karte hain, but then jab possession ka time aata hai, toh extra charges, obscure society funds, aur development charges ke naam pe itna loot te hain ki budget hil jaata hai. Plus, jo quality of construction hoti hai, woh bhi compromise ho jaati hai aksar. Builder ke reputation aur project ke reviews check karna bahut zaroori hai.

Ekdum naye lag rahe hain. Isiliye shayad itne 'affordable' offers hain. Zero projects ka matlab zero track record. Bahut risky ho sakta hai, especially for first-time buyers like us.

Maine bhi ek project dekha tha Ambegaon Budruk mein, price sunke laga jackpot lag gaya. But jab documents dekhe toh pata chala OC (Occupancy Certificate) ka hi pata nahi hai kab aayega. Builder ne bola 'jaldi aa jayega', but that's a huge red flag for loans and future resale. Always check the RERA status and OC history of previous projects if any. It's better to pay a little more than get stuck with a property that's technically not ready for occupancy. Home loan chal raha hai toh aur tension hoti hai. Bachke rehna!
