Pune amenities often don't justify the cost
Visited Om Rutuja Heights yesterday. I'm upgrading from my 2BHK. Does the premium for amenities like their clubhouse really boost resale or tenant attraction in Pune? And how much does construction quality impact long-term maintenance for investors?

Pune market mein abhi bhi sentiment thoda cautious hai. People are looking for value. Om Rutuja Heights ka possession 2019 mein ho gaya tha, so it's a ready-to-move. That's a plus point, no construction risk. But for tenant attraction, a good location, proximity to offices, and basic facilities like power backup are usually more important than a fancy clubhouse, unless it's a very high-end project. This one seems mid-range. My advice would be to talk to current residents if possible.
As a first-time buyer, I'm so confused. One agent says amenities are a must for appreciation, another says they're a waste. Om Rutuja Heights mein 30 total units hain, toh society charges bhi kam honge, right? But the price range of ₹33 L – ₹52 L for a 2BHK seems standard for a completed project from 2019. Ismein negotiation ka scope kitna hota hai?
Construction quality is HUGE for long-term maintenance. My friend bought a flat in Akurdi, builder promised good quality but after 3 years, seepage issues started. Ab woh repair mein itna paisa ja raha hai ki usko lagta hai he overpaid. Om Rutuja Heights ka RERA number P52100009892 hai, toh at least transparency toh hai, but quality check karna bahut zaroori hai. Kisi ne site visit kiya hai wahan, actual quality kaisi lagi?
Totally agree with U5. Quality is key. I almost bought a flat in Amanora Park Town, but then realized the builder had a history of delaying possession and using sub-par materials for internal fittings. Usse toh accha hai ki thoda kam amenities wala flat le lo, but solid construction ho.

Woh clubhouse aur gym ka premium itna high hai, lagta nahi ki future mein koi tenant utna pay karega ya resale mein uska value milega.
