Been looking for 8 months now, eyeing Shubh Veda in Pune for investment. Builders promise so many amenities – clubhouse, green areas. But kya yeh sab actually deliver hota hai? And as an investor, do these really add to resale value or attract good tenants, ya bas maintenance badha dete hain? Your thoughts?

Totally agree with U1. Yeh amenities ka chakkar bahut bada hai. Mera budget already tight hai aur upar se maintenance ka darr. Kya karein?

Dekho, Shubh Veda is still upcoming, possession date 2030-12-01 hai. Itni lambi wait mein pata nahi kya se kya ho jayega. Builders often delay, aur phir amenities ka quality bhi compromise ho jaata hai. I've seen it happen multiple times in Pune.
Maintenance toh killer hai yaar. Mera ek dost ne flat liya, amenities ke liye extra charge karte hain, but use kaun karta hai?

Bhai, amenities ka promise toh sirf brochure pe acha lagta hai. I had a nightmare with another builder in Ambegaon Budruk. They showed us grand designs for a community hall and kids play area. After possession, the 'community hall' was a tiny room and the 'play area' just a swing set in a corner. Resale value pe utna farak nahi padta unless the amenities are actually top-notch and well-maintained. Mostly, it just adds to your monthly maintenance burden.
Shubh Veda ka price range toh ₹1.6 Cr – ₹3.3 Cr hai. Itna paisa dekar bhi agar amenities nahi mili toh bahut bura lagega. Ek toh itna budget stretch kar rahe hain, upar se yeh tension. As a first-time buyer, it's so confusing.
Exactly my thoughts! My friend booked a flat near Akurdi, they promised a swimming pool and gym, but 2 years post-possession, the pool is still 'under construction' and gym has just two broken treadmills. Builders ka toh yeh common tactic hai, I feel.
