Mera project Shree Developers ka tha, aur mere friend ne Belmont Group ke project mein bhi same experience kiya. It's like they quote one price and then add 10-15% extra for random things. Mujhe lagta hai negotiation sirf base price pe hoti hai, but these other charges? Unpe kuch discount milta hi nahi. Kya Pune mein sach mein negotiation work karti hai for these extra costs? U7, compensation is a joke, they put clauses in the agreement. The key is to get a 'final all-inclusive cost' in writing, explicitly mentioning what's covered and what's not, before signing anything. Don't trust verbal promises. Learned this the hard way with my flat in Sinhagad Road.

U3, RERA ka naam mat lo yaar. My project was RERA registered, but they just mention 'other charges as applicable' in the agreement. Then suddenly, 'infrastructure development charges', 'clubhouse membership', 'electricity meter charges' pop up. For my 3BHK in Amanora, this added almost 8% extra. Builders know exactly how to loophole it. Negotiation on these is near impossible.
