But what's the actual construction quality like after a year? Are there seepage issues? Also, do people actually use those clubhouses, or is it just for show? And are maintenance charges reasonable for what you get?

They had some initial seepage issues in the bathroom, which took a while to get resolved. So, it's not unheard of. Always get a third-party inspection before possession, don't rely only on the builder.
Third-party inspection is a must. And about the clubhouse, in my society, it's mostly used for kids' birthday parties and a few gym-goers. The pool is active in summer. Don't base your decision solely on the clubhouse, it's often underutilized for day-to-day things.

I agree with U6. Prices have softened a bit in some pockets of Pune. For 1.9 Cr, you should expect near-possession or ready property. For an ongoing project with such a far-off date, the price should ideally be lower to compensate for the time value of money and risk.
The price is definitely on the higher side for the current market, especially considering the long wait till 2031. You can find ready-to-move options in areas like Ambegaon Budruk for less, though maybe not with the same amenities.
