Pune builders still act like negotiation isn't a thing for good projects. I work in real estate but buying for myself, especially near Fatima Nagar, is frustrating. Siddhashila Developers ke 2BHK ke liye baat kar raha tha, aur they're so rigid. They always say 'final price', but I know there's margin. Kya scene hai? Kitna realistically knock off kar sakte hain on the base price? And what about the actual all-in cost after PLC, parking, stamp duty? Pre-launch discount bhi ab naam ka hi hai kya?

Totally relate yaar! Siddhashila ka toh pata nahi but I was looking at a project in Akurdi and the builder was so arrogant. Bolte hain 'rate is fixed, demand bahut hai'. Like, hum koi sabzi thodi khareed rahe hain jo bargaining nahi hogi? Budget itna tight hai aur ye log sunte hi nahi. Kya karein?
Sahi baat hai bhai. These builders know first-time buyers are desperate. I recently booked a 2BHK near Amanora Park Town, and they only gave a token discount on the base price, but then added so many hidden charges
