₹85 lakh for a 2BHK in Baner feels high, even with current trends. I'm evaluating a Mohar Group project near Dobarwadi. Builder quotes super area, but actual usable carpet area matters most. What's the real all-in cost for a 2BHK there? Stamp duty, registration, maintenance, sab mila ke, what should I expect? Hidden charges seriously affect my ROI.

It's a tough market for first-time buyers, no doubt. Baner is a prime location, so 85L isn't entirely shocking for a good project, but the super area vs carpet area is the real trick. Always insist on seeing the carpet area calculation as per RERA. And make sure the agreement clearly lists ALL charges – parking, club, infra development, even small things like meter charges. Don't sign anything until you have a transparent breakdown. My friend got burned badly in Amanora Park Town because of this.

Haan bhai, delay toh standard hai. My project in Akurdi also got pushed by 6 months. Builder ne phir se date extend kar diya lol.
