Bhalerao Kibe Capital ki price range ₹48 L – ₹66 L thi tab, us time ke hisaab se theek thi. But abhi current Pune market conditions mein, especially for under-construction like Ravikiran, builders are pushing higher costs due to material price hikes and labor shortages. So, U1, your ₹54L for Ravikiran will definitely not be the final figure. Expect at least 10-12% extra for stamp duty, registration, and other miscellaneous charges. Yeh toh minimum hai, any specific hidden charges are over and above this.
U1, Ravikiran Annexe Phase II mein mat phaso. Mera cousin Amanora Park Town mein ek project mein phasa tha, same builder ka nahi, but under-construction tha. Promised possession date se 1.5 saal late mila aur uske baad bhi finishing issues. Uska 55L ka flat 63L tak pahunch gaya tha due to interest, hidden maintenance deposits, and increased GST. Always keep a 15% buffer for under-construction projects.
U7, you need to get a detailed breakup of ALL charges in writing before signing anything. Builder se clear kar lo ki kya kya included hai aur kya nahi. Stamp duty, registration, GST, society formation, maintenance advance, utility connection charges, PLC (if any), legal fees – sab. Agar nahi dete, toh red flag hai.
15% buffer is actually a good tip, U6. I was only thinking 10%. But it seems it's never enough. Yeh hidden charges kaise pata chale pehle se?
Sahi keh rahe ho U1. Ravikiran Annexe Phase II kaafi suna hai maine delays ke liye. Mere ek friend ne Akurdi mein liya tha ek flat, bola tha 45L ka hai, but jab final bill aaya toh 52L ho gaya tha sab mila ke. PLC, society charges, transformer charges, GST... list lambi thi.
Akurdi mein toh common hai yaar. U4, har jagah yahi scene hai. Bhalerao Kibe Capital ka toh possession 2013 mein ho gaya tha (RERA: PC31000000135). Usmein toh ab resales mein bhi stamp duty aur registration ka extra cost lagega. Kisi ne recently Bhalerao Kibe mein resale deal ki hai kya?
Exactly! U3, Akurdi mein bhi yahi haal hai? I was looking at some properties there. Yeh builders starting price itna attractive rakhte hain aur phir end mein surprise dete hain. Ravikiran ka toh waise bhi track record theek nahi lagta.
