Dattwadi – I'm checking a 2BHK with Sankla Buildcoon. Negotiation works, but saleswale only offer spot discount. Hidden charges ka sunke tension hai. Kya sach mein possession ke time pe unexpected costs aate hain? All-in cost, price ke alawa, kitna extra budget rakhna chahiye? Honestly, ab samajh nahi aa raha.

Mera personal experience Akurdi mein hua tha, ek well-known builder ne bhi final payment ke time pe 'infrastructure development charges' ke naam pe ₹50,000 extra maange the, jo sales team ne kabhi discuss nahi kiya. Market mein abhi cash flow ki problem hai builders ko, toh woh aise chote-mote charges se compensate karte hain. Always factor in at least 15-20% extra on top of the base price for all these 'unforeseen' costs, including interiors. Did you get a detailed break-up of all charges, even the statutory ones?

Usually, stamp duty, registration, GST, property tax, maintenance deposit, electricity meter and water connection charges, society formation charges, parking charges, etc. sab all-in cost mein aate hain. Yeh sab pehle hi clear kar lena chahiye. Mera experience raha hai ki 12-15% extra pakad ke chalo base price ke upar.
