Okay, I'll be honest — I completely underestimated how confusing this process is. I'm looking at flats in Magarpatta, maybe Pankaj Constructions. Builders sometimes push 'spot discounts' during site visits. Are these genuinely worth it, or just a tactic? Also, does buying in the secondary market in Pune actually give more negotiation power than new projects? Trying to maximize value.
