Pune flat search: Hidden charges making me wary
Since January I've been shortlisting flats in this city. Kids have moved out, so don't need such a big place anymore, just something manageable, maybe a 2BHK in Baner or NIBM Road. My budget is around ₹90L-₹1.1Cr. Honestly, the prices are one thing, but these hidden charges are making my head spin. I visited a project by Kolte-Patil and then Godrej Properties; both had good societies. But then I hear stories about PLC, EDC, and even registry charges that pop up at the last minute. Ek friend told me about insane maintenance deposits after possession, almost ₹3-4 lakhs! For someone looking for a peaceful, low-maintenance life, this is a huge worry. Is this common practice with all builders in Pune? How do you factor these into your budget? Should I just stick to RTM flats to avoid these surprises? Any advice on how to negotiate or what to look out for?

Sahi kaha, budgeting is tough. My advice is to get the 'Agreement for Sale' draft and check every single clause carefully. Sometimes, the builder includes a 'miscellaneous charges' clause which is basically a blank cheque. Insist on a clear breakdown before signing anything.
