My lease ends in 3 months and I'm fed up of renting. Finally taking the plunge in Pune. While checking Raj Heramba 1 Hallmark Aveneu Phase II, tip: always check drainage points and corner walls carefully for future seepage signs during site visits. Kya ye valid hai? Koi aur practical construction quality checks for new buyers?

Original poster ne jo kaha, bilkul sahi. Additions ke liye: plumbing pressure check karna mat bhoolna, especially upper floors par. Electrical wiring ke brands bhi puchho, cheap wiring use karte hain kai baar. Common areas, lift quality, fire safety equipment bhi dekhna. Pune mein abhi market thoda garam hai, prices high hain but construction quality is a mixed bag, especially in rapidly developing areas like Sinhagad Road. Toh aankhein khuli rakhna bahut zaroori hai.
Totally valid points, especially for new projects. Pune mein ab quality ka issue bahut aa raha hai, har jagah se complaints sunne ko milte hain. Careful rehna padta hai.

U5, sahi keh rahe ho. ONGOING status aur near possession date ka matlab hai ki builders last minute mein bahut stretch karte hain. Mere ek project mein toh 2 saal extend ho gaya tha. Rs 78 L – Rs 96 L ka investment hai, itna paisa block ho jaata hai. Aur Raj Heramba mein toh total units bhi sirf 46 hain. Small projects mein sometimes funding issues ya labour issues bhi zyada hote hain, toh delays ka risk badh jaata hai.
U4, iska RERA number P52100020694 hai aur status ONGOING dikha raha hai. Possession date 2023-10-01 mentioned hai, but ONGOING status ke saath, I doubt they'll deliver on time. First-time buyer hoon, delays ka sunke hi darr lagta hai.
Bhai, jo aapne drainage aur corner walls ka point uthaya hai, ekdum sahi hai! Yeh toh basic minimum hai jo log miss kar jaate hain. Mera ek dost ne aise hi ek flat le liya tha, baad mein baarish mein poore ghar mein seepage ho gaya. Meri personal tip: electrical points bhi check karo, ki wiring proper hai ya bas upar upar se kar diya hai. Aur window frames ko bhi achhe se dekho, unke joints mein gaps toh nahi hain? Aur floor tiling bhi check karna ki level hai ya nahi, kabhi kabhi builder jaldi mein uneven laga dete hain. Itna paisa lagana hai toh har cheez mein perfect hona chahiye.
Haan, window frames ka issue toh bohot common hai. Mera ek relative ne Akurdi mein ek project liya tha, baarish mein window frames se paani andar aane laga tha. Builder ne theek karne mein 6 mahine laga diye. Toh yeh sab minor cheezein nahi hain, major headache ban sakti hain.
Totally agree with U1. Aajkal builders choti choti cheezon mein hi cut corners karte hain, aur uska nuksaan baad mein hum buyers ko bhugatna padta hai. Bahut important hai yeh sab checks.
