Honestly, I'm completely lost with Pune property buying. Looking at a 2BHK in Magarpatta, maybe Goldmark Developers, around ₹85L. This 'super area' thing is confusing. Builders quote super area, but carpet area is significantly less. Am I paying for 20-30% extra space not even in my flat? How to calculate cost per sqft? Spot discounts. Sales reps push 'today only' offers, like a ₹1-2 lakh discount. Is this a tactic, or can we negotiate more? Kitna real discount mil sakta hai? Don't want to overpay for ghost area or miss negotiation. Experiences please.

Totally feel you on the super area confusion! I'm also looking in Wakad and it's the same story. Builders just throw numbers at you without any clear explanation. ₹85L for a 2BHK in Magarpatta sounds really high if a big chunk is just common area. How do we even compare projects fairly then, when everyone plays this game?
