Did a site visit to a couple of projects in Kondhwa Budruk last Saturday. I work in real estate but yaar, buying for myself is a different game. Builders ki marketing spin samajh jaata hu. Everyone's pushing Pune Metro and Ring Road impact, saying prices will shoot up around NIBM Road. But Metro ka kaam kitna slow hai, aur Ring Road ko toh abhi bhi bohot time hai. Is it worth paying a premium now, expecting future appreciation? Or just builder hype? Koi actual ground reality batao, especially on timeline delays.

That's a valid point, but how much patience are we talking about? Like the original post mentioned, builders ka marketing spin bohot strong hai. Has anyone actually seen an increase in prices near completed Metro lines in other parts of Pune, like Pimpri-Chinchwad or Vanaz? And what about RERA timelines for these Kondhwa projects – are they even realistic? Builders often quote 2-3 years but then delay by 2 more. I'm trying to find a project with a solid RERA track record, but it's tough.
U7, Ambegaon mein 'Green Valley Residency' ka RERA delay hua hai. Unka latest possession date ab next year mid-2025 hai, originally 2023 end tha.
U6, kaunse project ki baat kar rahe ho Ambegaon mein? Possession status kya hai abhi? Wahan bhi bohot projects chal rahe hain.
Regarding Metro impact, yes, there has been some appreciation near Vanaz, but not as dramatic as projected. It's more of a steady growth than a 'shoot up'. And about RERA, for a project I was looking at in Ambegaon, the RERA date was pushed twice already. So, always add at least a year or two to their committed date.
While I understand the skepticism, we can't ignore the long-term potential. Pune is growing, and NIBM Road is already a prime location. Once the Metro and Ring Road do complete, even if it's delayed, prices will definitely see a jump. It's about patience, I think. Early bird gets the worm, right?
Bhai, you hit the nail on the head! As a first-time buyer, this 'future appreciation' logic is giving me major anxiety. Har builder yahi line maarta hai, but ground reality kuch aur hi hoti hai. Metro ka kaam toh Tortoise speed se chal raha hai, aur Ring Road ka toh blueprint bhi theek se nahi bana abhi tak. Lagta hai sirf premium charge karne ka tareeka hai.
Exactly! I've been tracking Kondhwa Budruk for a year now. Prices have already gone up, but the infrastructure progress? Zero. Lagta hai we're paying for promises, not actual development.
Totally agree with this! Mera ek friend Akurdi mein dekh raha tha, same story wahan bhi. Builders hype karte hain connectivity ko, but wahan bhi road work kaafi slow hai. It's so confusing for us.
