Pune investment: The real story behind project appreciation
Okay I'll be honest — I work in real estate but buying for myself is a whole different ballgame. I'm looking at Vedantha Maanya Heights and Godrej Green Square in Pune right now. Both are ongoing projects, and I know what builders don't tell you about possession timelines. Is Godrej's premium price justified by better future appreciation, matlab, for a 5-year outlook, which one's the smarter bet? I'm trying to figure out the *real* price per sqft for both. Builders always quote super area, but what's the actual carpet area rate after all the hidden charges and PLCs? My budget's around 60-70L. Anyone have firsthand experience with either project's actual possession timelines or the final price they paid? I'm trying to avoid any nasty surprises, especially with an under-construction project.

Hidden charges are the real game-changer. I saw a project in Ambegaon, builder quoted one price, but then stamp duty, registration, floor rise, PLC, maintenance advance, utility charges... sab add karke 15% extra ho gaya. For your budget, 60-70L, ye extra charges kitna impact karenge Godrej aur Vedantha mein?
U4, the impact is huge! For a
Vedantha Maanya Heights ka price range toh 38-52L hai as per RERA. Your 60-70L budget is fine, but Godrej Green Square will definitely push it higher. What's the carpet area for both, did you find out?
U3, I checked. Vedantha Maanya Heights usually offers 2BHKs around 600-650 sqft carpet area. Godrej Green Square, for a similar budget, might give you a smaller 1.5 or compact 2BHK, maybe 500-550 sqft carpet. So, for carpet area, Vedantha might be better value if you're okay with the builder.
Bhai, under-construction projects are a nightmare sometimes. I booked a flat near Sinhagad Road with a smaller builder, not Vedantha, but similar price range. Promised possession was mid-2022, abhi tak sirf foundation khada hai. RERA mein complaint bhi daali hai. Builders play with timelines, and that 2023-12-01 date for Vedantha Maanya Heights already passed, so check actual status! Don't trust what they tell you on site.
U2, I feel your pain. I booked a flat in Anand Nagar. Builder delayed by 2 years! The only way I got some movement was by forming a buyers' association and putting collective pressure. RERA helps, but it's a slow process. For Vedantha, since possession date is past, check if they've applied for extension or if there are any RERA complaints against them. Small builders often push boundaries.
Totally agree with U2. My cousin faced similar issues with a project in Amanora Park Town. Builders promise the moon. Always verify the RERA possession date vs. actual construction progress on site. Vedantha's RERA is P52100021672, check its status regularly.
Oh no, that's bad! Did you get any resolution from RERA?
Totally feel you, OP! That 'real price per sqft' struggle is so real. I'm also eyeing Pune, budget similar (65L max). Godrej ka name hai, but premium for just a name? And Vedantha Maanya Heights, their possession date was Dec 2023, right? Did anyone actually get possession on time from them?
Mere friend ne Vedantha Maanya Heights mein book kiya tha. Possession thoda delay hua hai, almost 3-4 months post-Dec 2023. They are saying March-April 2024 tak mil jayega. So, not on time, but not a huge delay either, comparatively.
Haan bhai, same question. Vedantha ka website pe toh Dec 2023 dikha raha hai, but ground reality kya hai?
